Special Land Use Permit:

Some property uses are permitted by right, while others require a special land use permit. The purpose of the special land use permit process is to ensure compatibility between land uses by providing a more detailed consideration of a specific activity as it may relate to proposed conditions of:

  • location and design
  • size
  • operation
  • intensity of use
  • generation of traffic and traffic movements
  • concentration of population
  • processes and equipment employed
  • amount and kind of public facilities and services required

along with many other possible factors. Once an application is submitted by an applicant for a special land use permit, both the City Planning Commission and City Council review the request for the permit along with a site plan review for the proposed project. As part of the special land use permit process, a public hearing is held where interested parties are allowed to speak about the request. Interested parties are notified about the request either by letter (if within 300 feet of the subject property) or by notice published in the local newspaper. Upon receiving public comment, a review is made of specific criteria that must be met in order to grant the special land use permit.

Applications for a special land use permit are available at City Hall. Applicants are encouraged to consult the City's Zoning Ordinance when preparing an application for a special land use permit. The City's Planning Consultant is also available to assist applicants.

Special Land Use  $375.00 + 14.00 Per Acre

Wireless Communication Use  $470.00 + $14.00 Per Acre

Note: Special Land Use is in addition to fee for Site Plan Approval
