Submit an Application and Site Plan:
Applications for building, accessory and trade permits are available at City Hall or here online. For building and accessory permits, the application, plot plan, and two sets of construction plans are needed for the permits package. If the building project is located in a subdivision, association approval will also need to be submitted. *(The accessory building permit is used for swimming pools.) Please keep in mind that with any building permit you must also fill out, sign and turn in a checklist. Please be sure to print off the checklist as well.

Issuing a Permit:
A building permit will be issued by the Building Department after review and approval of the completed building permit package. A plan review is issued with the building permit and includes all things omitted from the drawings or to which the Building Official wants to draw attention. Trade permits are issued as they are received. A trade permit may be pulled by a homeowner for his own house only if he is doing the work. Otherwise, a licensed contractor must obtain the permit. Commercial projects always required a licensed contractor to pull the trade permits.
Posting the Permit:
A hard card is included in the building permit package. This hard card must be posted where the inspector can see it from the road. The hard card must be posted for new construction. The hard card is the only identification for a building project when it is at the footing stage. If the hard card is destroyed, it can be replaced by calling the Building and Zoning Department at 641-4238.
Inspections:
The inspection call line is 641-4238. Inspections called in before 3:30 P.M. will usually be completed the following day. If no answer, please leave the inspection on the voice mail. Information that is needed for the inspection is an address, permit number if available, type of inspection, and any other information e.g.: if the house will be unlocked, if hiding a key, where it is hid, etc.
As of April 26, 2010 AGS has new office hours at the Bath Township Office from 1:00 p.m. to 5:00 p.m.
Certificates of Occupancy:
A final inspection is required for every project. A Certificate of Occupancy is issued after the completion of an approved, final inspection for a building project. A Certificate of Compliance is issued after the completion of an approval final, inspection for an appliance or other trade work only. The Certificates are issued to the permit holder. These Certificates or a sticker that shows an approved final, inspection may be necessary for insurance purposes or when the house is sold.
When are inspections needed?
Footing inspections are required before any concrete is poured. Rough-in inspections are required before anything is concealed. Before calling in for a building rough-in, the trades (electrical, mechanical, and plumbing) need to have an approved rough-in. The same is true for the finals. For single inspection permits (appliances, gas logs, etc.), a final inspection should be scheduled after the installation has been completed. |
